Q: Are you actually listing my house on the MLS or buying it?

A: We are investors therefore we buy ourselves or our other investors purchase. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.


Q: Do you pay fair prices for properties?

A: We have to purchase a house below market value so we can resell it at a profit to another home owner. However, if you’re in foreclosure you likely don’t have equity… so we can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it. But, we bring to the table a fast, no hassle, all-cash offer… we can close quickly, are very flexible on terms of the sale, and will buy your house in any condition. Q: How do you determine the price to offer on my house?

A: Great question and we’re an open book. Our process is rather simple. We look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. We take everything into consideration… and come up with a fair price that works for both parties.


Q: What if I have a unique problem to deal with?

A: In our experience, most people think that their situation is unique, but the truth is that we, or someone in our network has probably seen just about everything. Divorce, moving, inheritance, deceased or missing owners on the deed, probate, fire damage, mold, power lines, lottery winners, illness, jail, job transfer, flooding and natural disasters, or someone that just hates their neighbors. Everyone has their own reason for wanting or needing to sell – we can help!


Q: How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. The time to sell a house the traditional route with a realtor will take months. As you know, you pay a commission as a percentage of the sales price when you work with a real estate agent. Often times it’s 3%-6% of the sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait months in many cases to sell and who have room to pay the commission on the sale. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). 


Q: Is there any obligation when I submit my info?

A: No obligation at all. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer thats fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let decide what’s right for you.


Q. Do you buy “ugly” houses?

A. Yes! We buy houses that are in poor condition or, for one reason or another, might not be attractive to all buyers. This includes some of the following reasons:

Houses with serious structural issues such as foundation, roof, plumbing, or electrical problems.

Houses located in less desirable or high-crime neighborhoods.

Houses located in a flood plain or in areas prone to the effects of weather.

Houses with high interest rates or undesirable mortgage financing.

Houses with payments or balances that are too high for the owner to handle.

Houses that have bad memories for the homeowner, such as a death, divorce, or tragedy.

Houses that no longer serve the needs of the homeowner — too big, too small, inconvenient location, etc.


Q. What if my house is actually beautiful, not ugly?!

A. We’d still love to hear from you. Our buyers are interested in any houses that might be a good fit for them, regardless of condition. Whether your house needs a lot of work or just a little, fill out the form on the right or call us.


Q. I’ve talked to investors, and all they did was make me a low-ball offer. Are you any different?

A. YES! We are part of a huge national network of buyers and investors. We often already have someone in the network that is LOOKING FOR YOUR PROPERTY before we even talk. We also have several ways we buy properties and different members of our network have different “applications” for the properties they want to buy – ranging from homesteads to rentals to renovations. Q. How quickly can I sell my property?
